Terminal Warehouse, NY

A transformative redevelopment at Terminal Warehouse has created 21st century offices, shops and outdoor gathering space in the heart of Manhattan’s iconic West Chelsea neighborhood. Focused on celebrating Terminal Warehouse’s unique history and authenticity, developers L&L Holding, Columbia Property Trust and Cannon Hill worked with architect COOKFOX to complete an adaptive reuse of the landmarked 1891 structure into a next-generation workplace.

Terminal Warehouse’s iconic tunnel has been restored and activated, uncovering elements like original wood, brick archways and exposed rails to create a double-height retail corridor with shops, restaurants and other amenities. Spanning a full city block, the renewed building offers six rebuilt office floors, as well as an overbuild of six new office floors featuring stunning floor-to-ceiling glass views overlooking the Hudson River. A central courtyard has been carved out and multiple landscaped terraces have been added to provide access to outdoor space and allow natural daylight to flood the building’s full city block floorplates. The end result is a series of four separate and unique office environments nestled around the development’s signature courtyard.
